Examples of bad window installations

At Windows by Jeff, we want to educate potential window clients on what to look for and what to expect in a quality window replacement job. There is definitely a right and proper way to install a replacement window, and two or three very poor ways to "do the job." Why would anyone NOT want to do the job the correct way? Lack of training? Wanting to do the job the cheapest way possible, or the fastest way possible, or the easiest way possible? Yes, yes, yes, and yes. As a homeowner, you know that windows are an investment in your home. Regardless of which window contractor you go with, you are spending a significant amount of money on YOUR house. YOU should have the final decision on not only what type of window you buy, and also on HOW THEY ARE INSTALLED. Even if you buy a high quality window with all the bells and whistles, LowE, argon gas, a lifetime warranty, etc, and you get a poor installation, you will not be happy with the final job. In a way, it seems like you were kind of "ripped off", and in fact if you get a shoddy installation job, you ARE being ripped off.

What is a good installation? What should you look for and what questions should you ask when shopping for a window contractor? New energy efficient windows are 3 1/4" thick, whereas your old aluminum windows are anywhere from 1 3/4" to 2 3/8" thick. When the new windows are installed, WHERE DOES THIS EXTRA THICKNESS GO?? Sometimes, pictures tell the story so well. Below are several different windows installed in a condominium in south Tulsa. The windows pictured are from several different window contractors--we are not saying which company did which job, and while we have a good idea on a few of them, we don't actually know. The home owners should NOT have accepted any of this work.

This window was installed with the extra thickness stuck out past the exterior wall and past the 1x4 facings, so they stacked a 1x2 board to cap the protruding edge of the window. At the top of the window, there is now a 1 1/2" shelf where a leak is sure to happen if the caulking ever breaks down.

This is a similar poor installation. Besides the original 1x4 facing at the top, an additional 1x2 is stacked. This window is three foot in width, yet they spliced the 1x2s rather than furnishing a proper length board. This company also used head expanders at the top. Head expanders are used so standard sized windows can be substituted for custom sized windows, and the expander closes in the gaps. These expanders are often loose fitting, and are never caulked. The more they are spread to "fix" the mis-measured or undersized window, the more uninsulated air space there is at the top. In this installation, even more drafts will come in above the window, where the wide gaps at the sides should have been insulated and caulked.

In this installation, the new 3 1/4" window does not stick out past the siding and facings. The contractors measured the window to sit on TOP of the interior sill (or stool) and on top of the sheet rock. The stool is 3/4" thick, and the sheet rock is 1/2" thick-- and that's how much of a gap there is around the exterior of the windows. On this job, they screwed strips of metal trim around the edges. Remember--this installation leaves big void spaces at the sides, bottom, and top, and rarely do companies insulate this void. This application always looks "patched up", to put it mildly.

This was the same condo, and the same patchwork trim is used. The caulk used here is a low grade latex caulk, which works ok inside, but yellows badly and collects dust outside. We always use SolarSeal 900 Ter-Polymer Caulk, and we use the clear. When it dries, it is nearly invisible. It remains flexible and and is not bad about collecting dust.

Same condo again, and in this opening, the facing should have been replaced at the top, but instead just pumped the rotted part with caulk. Not good.

This company used snap in trim to cover the 1/2" and 3/4" gaps. The bottom trim was glued on, and has pulled away. Now, the bottom trim funnels rain water inside the wall. Again, there is no insulation in the void space, and the trim was not caulked.

This mismeasured window had a good sized gap at the top. The void was not insulated, and the gap was so wide, the caulk fell through. Cold winter wind, and rain can flow freely through this space.

This is the bottom of the same window. Notice the installation screws are in plain sight on the EXTERIOR of the house. This window is installed wrong-side-out. Were this window on a concealed side of a house, a burglar could easily enter the house by removing a few screws.

Here is a 3 1/4" window installed and left untrimmed. The window sticks out 1/2" and again, if the caulking ever separates, and it looks like it has, water leaks are sure to follow.

Patio doors can have messed up installations like just like windows. This door was set and left sticking way out from the exterior wall. This must have been a frustrating job, as they just gave up on trying to trim it out.

This patio door installation is even worse. The flange with the black sheet rock screws is supposed to be used in new construction and should be nailed or screwed to the 2x4 studs, and then the siding and facings nailed over the flange.

Here's another window that sticks out 1 1/2" past the wall. The contractors put a 1x4 facing on the side, but not the top, although a facing at the top still would have not properly finished the job. Notice the trim on the sides. Water will wick into the end of the board, and in a year or two, this facing will be dry rotted.

It is very important for you, as home owners buying replacement windows, to understand what the CORRECT INSTALLATION PROCEDURE is. We do not install our windows protruding out, and then stair-step layers of facings to trim it out. We also do not undersize the windows and sit them on the stool and sheet rock returns. We carefully mark the interior sheet rock and stool, and trim the returns back to accommodate the thicker 3 1/4" windows. We set the windows like they would have been set when the house was built. Yes, it does take a little more time to do this procedure, but it is the correct way to install. We then insulate the perimeter of the window, filling any void spots or cavities behind any brick or rock. We install flashing above any window not protected by an overhang. We have built our business by taking the time to do things right.

Below are a few more scary window installation examples. (And a correct one as well!) This window is a horizontal slider, and has a weep hole at the bottom for any rain water that gets into the track to drain out. The installers put a 1x2 at the bottom BLOCKING the flapper on the weep hole. Now the track is filled with water, and cannot drain. The 1x2 wood trim also slopes toward the house, so the rain water drains back into the wall--and the trim is not caulked. Water damage has no doubt already happened, and mold and mildew will form.

This window is one that would normally raise up and down, but was set on it's side. Notice the weep hole on the side of the window. It doesn't do any good there. This edge should be caulked as well.

Here's an example of a window that has a head expander to make up for the mis-measurement in height. Also, cheap caulk will almost always separate, as it has here.

Instead of using the head expander on this, the installers used an old 1x2 to fill in the gaps. The trim is rotted where the sag is. This is also another example of messy caulking.

Sometimes a siding material (coil trim) is used for window trim. This is a good option when the material is properly formed, cut, and installed in a precise way. It is amazing that anyone thought this was acceptable.

It is important to take as much time researching the installation processes as you do the quality and features of your windows.

And finally, one of our jobs. We trimmed back the sheet rock and stool to allow for the 3 1/4" window to set properly--not protruding, and not on top of the stool. We replaced the wood facings, although sometimes when the facings are in excellent shape, they can be reused. The arrow at the top points out the flashing which is set behind the siding and turns out over the top of the window, eliminating any possibility of water leaks. Our SolarSeal 900 caulk is neat and nearly invisible. We work tediously to make sure every one of our jobs are A+.

A legitimate window contracting firm should be able to give you plenty of good job references with addresses and phone numbers. We'll give you 8 pages and over 400 references. We encourage you to drive by and look at some of our jobs in your neighborhood. Feel free to call them to ask how their job went, and how their windows are performing. Helping Our Friends in Joplin

The EF5 Tornado that demolished hundreds of homes and businesses has weighed heavy on our hearts at Windows by Jeff. We decided to help in a small way by collecting cleaning supplies, storage tubs, food, toiletries, and clothing to take to the people digging out from the wreckage.We parked out huge box truck in front of the store and made a couple of signs requesting donations. We also used FaceBook to get the word out, and Ken recruited the help of his running club and the donations rolled in. Saturday morning, Jeff and ken made the trek north to Joplin. The damage to the city was far worse than we imagined. Pictures do not accurately show the utter devastation. Jeff and Ken stopped by a rep from Four States, a company that handles ThermaTru doors. All had lost his home, and we wanted to help him in any way we could. Al's house was not completely leveled, but most of the roof was gone, and the walls were knocked so far out of plumb that it was a total loss.

Several square miles in just north of here looked like it had been mowed down by a giant brush hog. It's a cliche to say it looked like a bomb zone, but it is really hard to describe it.

We made our delivery to the VFW. They were very organized and had plenty of volunteers to help us unload.These folks were genuinely glad to have all we brought, and we are confident all of what we brought will be put to good use.The volunteers immediately sorted the the donated goods and placed it on tables for distribution. Joplin will need plenty of help in the coming weeks and months. Continued donations of money and relief items will be needed, as well as cash donations and manual labor. We are open to another endeavor, possibly volunteering in some of the cleanup on a future weekend.

One of the jobs we worked on this week had the remnants of termites.

These nasty little critters can do a lot of major damage to your home.

Feasting on wood, inside the walls and out of sight, termites can bring a house down--literally.

This project was the installation of 20 Andersen Windows in an office in mid-town. The back half of the building had been vacant for a few years, and some years back, the termites had been exterminated. The damaged walls had been treated, but the repairs had not been made.Before....

The bottom plate is CCA pressure-treated wood, which is termite resistant. We found damage in 4 of the 20 openings and put the walls back into good shape.

Unfortunately, his builder did not do this when the house was built.

Windows by Jeff is just getting started on replacing the siding on Ron's house. All of Ron's windows were replaced last year (since he wanted to take advantage of the tax credit). So this year Ron decided to finish the upgrade of his home with new fiber cement board siding & a new layer of insulation in his attic. Ron and his wife should be super comfortable this winter!

Opening Re-configuration

One of the window options we always spend time discussing is whether or not to have grids in the new windows. Many old single pane windows had small individual panes of glass, which made replacement easier if they were broke. Today's thermal pane windows can replicate that look with interior "divided lights" or grids. This is purely a matter of preference as they do not add to the structure or security of the window at all. In fact, the interior grids are a light metal, and are only for looks.
Many people want them as they do add character to the exterior appearance of the house. I have heard them described as giving a house a "cottage" look, a "ranch" look, a "french" look, a "colonial" look....and I have also heard people say it made them feel like they were in JAIL! Everyone has an opinion! This customer decided they did not want the grids in their windows. In this triple configuration, we have replaced the right window with an operating casement. The center window has been removed and will soon have a stationary casement, and the left will be an operational one. Brandon will not go home until they're all trimmed out and caulked. :-)

Another reason for possibly NOT having the grids is having blinds or interior shutters in combination with the grids begins to look to busy, giving the window a cluttered look. These folks had that in mind and opted to leave the grids out of their new windows.

This is a work in progress. The arch top window below once had the grids, but the new window gives that room a much more open look. The twin window above was replaced the next day, and also without the grids.

After a very wet rainy September and October, we have been blessed with a few weeks of spectacular weather. You have to love Oklahoma and the Indian Summer. This has allowed us to really make headway in our window backlog. This particular day found one on our crews an an older neighborhood near LaFortune Park. This house had old wood sash windows. This was the window of choice in houses built from the 40s clear into the 70s. Always single pane, usually with the divided panes, these windows give character to a house, but are far from energy efficient.

Many people who have these older wood windows fear that the newer vinyl frame windows will look too different from the original wood look, but as you can see in the following two pictures, the better quality vinyl window HAVE the look of the older wood sashes. Using the same grid pattern, the look and character of the house is not compromised.

Another important difference in our company, is that we do not disturb the interior moldings when replacing wood sash windows. By removing the windows from the outside, all the unique delicate interior trim stays in place, and we replace the exterior blind stop, which often is old, weathered, and in need of replacing anyway. There's never a better way than doing it right.

In September, we installed 12 Plygem/Great Lakes windows in the back of this house, a "phase one" project. The plan was to do half of the windows this year and the rest next year, as their budget allowed. We are always glad to work with customers, when needed, to break the project into manageable segments.

Orey has done the hard part...getting the old upstairs window out.

Even Jeff gets involved in the nuts and bolts operation of the company. Jeff is always busy doing sales, checking on jobs, running materials to the jobsite, and doing great PR work.Now, if we could just get him to smile!

These folks liked these new windows so much, that they could not wait until next year to finish out their house. So, last Friday, they bought and ordered the remainder of their windows for the front of their house, choosing the Plygem Casements with the Earthtone exterior. Chuck and Orey are doing most of the remodeling, building a wall for starters, and will soon be doing a little demolition work removing some walls and building some office cubicles and shelves.So, pardon our mess while this construction goes on. We are open for business and have plenty to see. We soon will have twice the window and door displays with the latest from Great Lakes, Andersen, Therma-Tru, and Simonton, including some new exciting colors and hardware options.

Thursday, we put the finishing touches on a huge window job. These folks are repeat customers and by the time we are finally through replacing all of the windows in their house, the total will be above 60!

These are Simonton 5500 series, with the new glass that qualifies for Barak's Stimulus Package Tax Credit. Not a bad deal when the government gives back up to $1,500 towards the purchase of new windows.

Chuck and Orey set the last window. A little trim and it's clean-up time. Then lunch time!

Several of these windows required some extra carpentry work. Sills needed to be replaced, and a few of them also needed new wood facings. Not to worry though....we do it all.

Our guys knocked out a 4-window job yesterday. But all four were huge!Some windows are easy to remove. These, on the other hand, were much more difficult. With these old aluminum windows, we had to renove the glass, and then pry the frames out. The glass was glued in with an adhesive that could have mended the San Adreas Fault.Here, Orey uses a torch to soften the glue so the glass unit will let go of the frame. This keeps breakage to a minimum, plus Orey satisfies his pyromania yearnings.

Then Chuck prepares the opening for the new window. In this case, the wood returns needed to be trimmed back to accomodate a 3 1/4 inch window.

Another weekend, another Home Show

This past weekend was Home Show Part Two for us. More specifically, it was the Tulsa Remodel and Landscape Show, held downtown at the Convention Center.Another morning of loading the truck. I swear the displays get heavier every show. But in spite of having more room in our booth and bringing more stuff....We are getting better at packing our truck. We actually had room left over for a deck of cards!

This show was not as well attended as the show last month, but we did get several very good leads, and met some nice people, many of whom need windows! :-)These home improvement shows are usually the catalyst that provides business for a great year. They are a lot of work, but they pay off.

Channel 8 was there Sunday afternoon filming and interviewing a few of the exhibitors. Windows by Jeff was asked for an interview, and Ken answered a few questions for news anchor Jerry Giordano. The segment was aired on the 10:00 news, and if the segment on the show is available, I'll post the link on the blog.

Finishing the Andersen doors

A quick update....both door units are in. Today, we trimmed them out.Chuck does some caulking before installing the mull cap.

The unit is insulated at the perimeter and at the mull, and most important, the transom is flashed at the top.

One might ask: How do you trim out the top, what with the transom being curved?
Glad you asked!We use Flex brick mold, a rubber-like material that has the exact specs as regular brick mold. It can be formed to fit almost any curved window or door.And yes, it is tricky to measure and cut. Think about it....a tape measure does not easily bend so measuring the exact length is impossible. After a preliminary cut, the trim is held up and marked. It usually required several trimmings to get it right.One unit trimmed, and one to go.

The top casing is installed. New fluted trim on the sides will soon be in place. The old paint line will be sanded and ready for paint.

I had promised an interview with the dog who clawed/chewed on the old door. However, the dog declined an interview, and preferred to keep his distance.I did hear him mumble something about it not being him, but the CAT!

An Andersen Project, Part Two

The morning rain moved out, and pieces of blue sky began to show through the diminishing clouds.
It ended up being a great day for a little home improvement.
As always, the old door and window units are loaded and hauled away.

and we set some temporary setting blocks to hold it in place while we leveled it and anchored it in place.

There are a lot of very important matters to consider when doing a project such as this. Since it is construction, special care is given to the floor, We always put down drop cloths to protect the carpet or hardwood flooring.
The old molding of course has to be removed, and before it is pried off, we cut the paint so the paint or wallpaper is not chipped or torn.

Chuck puts in some temporary fasteners before checking the transom for level.

It's a heavy unit.

Next comes the stationary double door. No need for the guys to hit the weights today. This is quite the workout getting this door into place. (Notice the absence of the cameraman helping tote this door unit!)

An Andersen Project

Tuesday found our boys, expert installers
Chuck and Orey in south Tulsa preparing to replace some stationary double doors with eyebrow transoms.

This was a extremely nice house, with windows that were elegant, at least when the house was built.

These "windows" are actually stationary door panels, and are woor, fir to be more precise. Now the bad thing with wood, is that it is an organic material, and is subject to decay especially when it gets wet.Upon closer examination, you can see the problem. The wood has wicked up water when it rains, and i suspect whenever the sprinkler system kicks in.Wood rot is like a cancer. Very quickly, there is a point where no amount of caulking, puttying, or painting can stop the decay. Water that migrates through the wood from the cracks, and/or from leaks above also finds it's way inside the house.This particular door also had a little help from a doggie who did a nice remodeling job. (This fine doggie declined to comment, but I'll try to get an interview with him tomorrow.)we are putting Andersen door units into this home. These are wood doors, but the exterior is vinyl clad and is paintable, although it never needs painting unless one actually wants to change the color.
These stationary double doors will also have matching eyebrow transoms.Chuck checks the weather forecast before removing the old doors. The weatherman promises some severe weather to hit around 5:00 to 6:00. It seemed a wise decision to postpone the job until tomorrow. Would not want to have a huge opening in the side of the house with torrential rains in the picture.

What have Chuck and Orey been up to?

A normal work day, if there actually is such a thing, starts early for Chuck and Orey. First things first....gotta get the truck cleaned out to make room for another load of new windows.All the old windows and debris are hauled away daily, so this is an every day ordeal. When possible we donate to Habitat for Humanity.

Today, the guys continued work on a 28 window job in south Tulsa. These windows again were Simonton double hung in the driftwood color. Driftwood is a fairly new color, and is quite popular as it blends well with most house that have a stone veneer.

A lot of people ask if the old windows that we remove can be saved to reuse again. While occasionally this is possible, usually they are nailed in behind the brick, rock, or wood siding, and the old windows end up in a pile like this. (Remember the pictures above....all of this gets hauled away!)

No question as to whether this is a boy's or girl's room!

Chuck and Orey will not have to hit the gym this evening. They got their weight lifting in with these windows as they had laminated glass which means 3 panes of glass per sash.

Setting up for the Home Show!

This weekend is the Green Country Home and Garden show, the first of three such trade shows we'll be involved in in the next three months. This one is at the Exchange Center....

The nice new structure north of the Quik Trip Center (which was formerly the IPE building. Everything at the fairgrounds has a new name. What's next....a new name for the Golden Driller?)

We spent Wednesday setting up our booth. We have nice Andersen, Simonton, and Therma-Tru displays, along with charming guys like Jeff, Jason, and Ken to answer any questions you might have.

Setting up the show is one serious days work. These booths do not just set themselves up. It takes some dedicated manpower to put it all together.Jason spent some time cleaning out our box truck so we could get all the displays loaded.

Our booth went together fairly quick. Of course it helped that we had 5 people working on it. :-)And it also helped that the boys were fed well! Three boxes of pizza disappeared in about five minutes flat!

Sarah makes the final inspection. Whew! We passed!

From time to time, someone will ask if we do windows in the winter time. Their concerns are valid as there are way more cold days than moderate days December through February. A window removed from a north wall on a cold windy day could be a little frosty to those lounging around in their PJs while our guys do their work. But, unless the weather is in the teens or below, and providing we're not stomping around in six inches of snow, we are always able to get our jobs done.Such was the case yesterday. It was a little chilly when we started out, but the highs ended up near 50 degrees. We always work on one window at a time, removing the old unit, prepping the opening for the new window, setting it, and then trimming and caulking as needed. Yes, things are opened up but only for a few minutes before we have the new window in place.

These were Simonton double hung windows in the new driftwood color. Chuck and Orey are putting the finishing touches on the last window. Yes, that is insulation Orey is stuffing around the window. Makes no sense to have energy efficient windows without an energy efficient installation!

Check it out, Chuck....is it level?Yup....right on the money!

This picture shows the caulk we use. It is a tri-polymer that is clear, and looks nice on even the toughest of caulking jobs. (It doesn't hurt that our guys are pretty good with a caulk gun!)

Checking everything out....all is in perfect working order.
